This senior citizen housing project consists of 45 rental units--three units designed for seniors with accessibility needs and two units designed for the hearing impaired. The 4-story, 45,000 square foot wood-framed building is placed on concrete slab-on-grade ground floor and poured gypcrete on wood sub-floor on the top three floors. The building is fully sprinkled and is equipped with life safety systems including a fire alarm and a wireless nurse call system. The building was constructed on a tight 30,000 sqaure foot urban site and was constructed with zero lot lines.
The high-efficiency HVAC water source heat pump system, high-efficiency hot water tanks, low-e glazing at the resident's apartments, and Solarban 60 glazing at the aluminum storefront all make this building very energy-efficient. Sota Construction donated CFL light bulbs for each apartment.
On the ground floor, residents are welcomed by a lobby, community room and kitchen, library/arts and crafts room, laundry room and side porch for relaxing and enjoying conversation. A meandering walking trail is part of the beautiful landscaping, and allows for reflection. The building was completed in just twelve months.
